£80m mixed-use development in Edinburgh gets green light

Yesterday (May 15), councillors on Edinburgh’s Development Management Sub-Committee granted planning consent for mixed-use development proposals at Ocean Point in Leith

Property developer S Harrison Developments is progressing the development of the current brownfield site.

Once complete, Ocean Point 2 will comprise of residential, hotel, purpose-built student accommodation and commercial space.

A Proposal of Application Notice was submitted to Edinburgh Council in November 2022, advising the council of the preparation of a planning application.

112 build-to-rent homes are proposed, providing a mix of studio, one-bed, two-bed and three-bed apartments.

A quarter of these are three-bedroom apartments designed for families, and a quarter will be affordable housing.

The new mixed-use development will also generate substantial local spending, totalling approximately £5.3m annually from residents and visitors, thereby bolstering around 60 retail and leisure positions.

Ocean Point 2 is predicted to generate 325 jobs

Additionally, the construction of the entire project is projected to directly create 325 jobs.

Commenting on their recent planning approval, a spokesperson for S Harrison Developments said: “We are delighted that we have received a green light for our planning application.

“This will serve to deliver much-needed homes and student accommodation to an area which is undergoing a rapid transformation, delivering a truly mixed sustainable neighbourhood.”
